Booking

Bookings can be made via our website or by contacting us by email or telephone. There are also a number of agencies who integrate with our central calendar and the market the properties on our behalf.

Our week-long holidays generally run from Friday – Friday and shorter lets (during the off-peak periods) from Friday – Monday and Monday – Friday. Do get in touch via email or phone if you would like different days as we can be flexible.

Deposits

Once a provisional booking is made, we require the deposit within a week to secure the booking. The deposit is £100 per cottage per week, or part week.

At the time of the deposit, we also require contact details, including name, email address, postal address and telephone number in order to contact you about the booking.

Full Payment

Full payment is required not less than one month prior to your arrival date. Payments can be made using either cash, cheque or bank transfer. Payment details will be sent to you once you have made a booking.

Cancellation

If you cancel your holiday more than one month before the start of the holiday your deposit will not be refunded unless the cottage is re-let for the same period. Should cancellation take place less than one month before the start of the holiday the rental is payable in full. It is therefore recommended that you consider taking out suitable holiday insurance.

During 2021 only, due to the pandemic, should you be unable to take your holiday due to Government restrictions or being ill due to Covid-19, then the amount paid for your holiday can either be refunded or transferred to a future booking.

Should, for reasons beyond our control, the cottage be rendered unsuitable for letting on the dates booked, all money paid will be returned in full. There would be no further claim against us.

Compensation payments will not apply where a cottage is unavailable due to circumstances beyond our control. This would mean any event we cannot foresee with all due care, e.g. riots, war or threat of war, terrorist activity, civil strife, natural or nuclear disaster, industrial dispute, adverse weather conditions, fire epidemic or health risk and similar factors beyond our control.

Dogs

Dogs are only permitted in our cottages by prior arrangement at a cost of £20 per dog per week or part week. Please note that dogs are not allowed in the bedrooms or on the lounge furniture, and must not be left in the cottages unattended at any time.

There is a large, enclosed field which can be used to exercise dogs. Please be mindful of other guests and the wildlife by keeping a close eye on your dog at all times and clearing up after it.

An outside dog washing facility is available and we would be grateful if this is used and not the bathrooms in the cottages.

There must be no evidence of your dog in the cottage or on the grounds when you depart.

Bedding and Towels

Bed linen and towels (one bath and one hand towel per person). All of the duvets are luxury feather and down. If you are allergic to feather duvets, please let us know and we can change these to synthetic ones for your stay.

Unless specified otherwise, the zip-link beds will be made-up as doubles (rather than singles).

Travel Cots and High Chairs

Travel cots, high chairs and stair gates are are available on request at no additional cost. Please let us know at the time of booking if you would like one as we only have a limited number available. Please note that we do not provide linen for the cots.

Mobile Phones and Internet Access

A good 4G signal is available with most mobile operators, which comes from a mast across the valley.

Internet access is provided for guest’s convenience, we ask that it is not used for large applications such as film/music downloads, software updates, on-line TV/Movies or on-line Games.

Limited Mobility – Bannerdale

Bannerdale is suitable for those who have limited mobility, having been accredited for Level 1 Disabled Access. Please phone for further details. It is up to the guest to decide if the cottage is suitable for their needs. A visit to the cottage prior to booking can be arranged if required.

Occupancy

The number of guests staying in the cottage must not exceed the maximum number of people the cottage will sleep as detailed on our website. If this happens, we can refuse to allow you stay in the cottage or make you leave before the end of the holiday. If this happens, we will treat your holiday as cancelled by you and you will not be entitled to a refund of monies or compensation.

Smoking

In the interest of cleanliness and everybody’s health, guests are requested to observe a no smoking policy. Smoking is permitted away from the cottages and guests are asked to dispose of any extinguished cigarette / cigar ends responsibly.

Cleanliness, Breakages/Damages

You are responsible for any breakages or damage you cause to the cottage and its contents. Please report these before you leave. Note that we do not normally charge for minor breakages (e.g. glassware, crockery).

The cottage is thoroughly cleaned between holidays. However, because only a limited period is available in which to clean the cottage, we ask that you leave the cottage and its contents clean and tidy. We reserve the right to charge £35 where significant extra cleaning is required.

Arrival and Departure

The cottages will be available from 4pm on the day of arrival. Arrival instructions are sent out ten days before you arrive.

Guests are requested to vacate their Cottage by 9am on their departure date to allow sufficient time for cleaning. Full details of checkout procedure are covered within the Cottage Welcome Folder

 

Terms and Conditions – Campervans

Booking

Currently, pitches can be booked from and to any date for any duration of stay up to a maximum number of 28 days.

Payment

Once a provisional booking is made, full payment is required not less than a week prior to your arrival date. Payments can be made using either cash, cheque or bank transfer. Payment details will be sent to you once you have made a booking.

At the booking stage we also require contact details, including name, email address, postal address and telephone number in order to contact you about the booking.

Arrival and Departure

The campervan pitches will be available from 3 pm on the day of arrival. Arrival instructions are sent out with the confirmation of the payment being received around a week before you arrive. Please ensure that you park in the pitch that has been allocated to you.

Guests are requested to vacate the campervan pitches by 11 am on their departure date.
